Q: What’s included in a home inspection?
A: A full visual check of the home’s major systems: roof, attic, exterior, interior, electrical, plumbing, HVAC, water heater, and garage.
Q: How soon will I get my report?
A: Most reports are delivered the same day, with photos and clear descriptions.
Q: How do I schedule an inspection?
A: Call (310) 505-6581, email Coastalcbms@aol.com, or use our online booking form on this site.
Q: What does a home inspection include?
A: A home inspection is a visual evaluation of the major systems and components of the property. That includes the roof, attic, exterior, foundation (where visible), interior, electrical, plumbing, HVAC, water heater, and garage. The goal is to identify safety concerns, defects, and maintenance items so you can make an informed decision.
Q: How long does an inspection take?
A: Most single-family homes take about 2–3 hours. Larger, older, or more complex homes may take a bit longer.
Q: Do you inspect condos, townhomes, and manufactured homes?
A: Yes. We inspect a wide range of residential properties and tailor the inspection to the type of home and its systems.
Q: How should I prepare for the inspection?
A: A little prep goes a long way:
Make sure water, gas, and electricity are turned on
Clear access to the electrical panel, attic, crawlspace, and water heater
Unlock any gates, garages, or utility rooms
Secure pets if needed
Q: Should I get an inspection on a newer or remodeled home?
A: Yes. Even new or recently remodeled homes can have installation errors, incomplete work, or safety issues. An inspection gives you peace of mind before you commit.
Q: Do sellers need to be present?
A: No. Typically the buyer and/or their real estate agent attend. Sellers are welcome but not required.
Q: Can I be there during the inspection?
A: Absolutely. We encourage buyers to attend, especially toward the end, so we can review the major findings together and answer questions in person.
Q: Will you check every single detail?
A: We inspect all visible and accessible components based on industry standards. We don’t open up walls, move heavy furniture, or perform destructive testing, but we do our best to give you a clear picture of the home’s condition.
Q: Do you use any special tools?
A: Yes. When appropriate, we may use tools like moisture meters or temperature sensors to help identify potential issues, in addition to a thorough visual inspection.
Q: When will I receive my report?
A: In most cases, you’ll receive a digital report the same day as the inspection. It includes photos, descriptions, and clear recommendations.
Q: Will you tell me whether I should buy the house?
A: Our role is to inform, not decide. We’ll explain what we see, what’s more urgent, and what’s more of a maintenance item—then you and your agent can decide what’s best for you.
Q: Can I call you if I have questions after reading the report?
A: Yes. We’re happy to answer follow-up questions and clarify anything in the report.
Q: Do you provide repair cost estimates?
A: We can discuss the severity and priority of issues, but we don’t provide contractor bids. For exact pricing, we recommend getting estimates from licensed contractors or specialists.
Q: How much does a home inspection cost?
A: Pricing depends on the size, age, and type of the home. Contact us with the property address and square footage, and we’ll provide a clear quote up front—no surprises.
Q: How do I schedule an inspection?

We’ll confirm your appointment and send you the details.
Q: Do you offer weekend appointments?
A: Yes. We offer Monday–Saturday inspections, with Sunday by appointment when available.
Q: What areas do you serve?
A: C & G Home Inspection currently serves Riverside County and the City of Compton (Los Angeles County). If you’re unsure whether your property is covered, just reach out and ask.
Q: Are there things you don’t inspect?
A: Like most home inspectors, we do not:
Open walls or ceilings
Inspect underground plumbing
Perform invasive or destructive testing
Specialty systems (such as solar, sewer lines, or pools/spas) may require a separate, specialized inspection unless otherwise arranged.
Q: Is the inspection a pass/fail or code compliance check?
A: No. A home inspection is a snapshot of the home’s condition on the day of the visit. We are not a code enforcement agency and do not “pass” or “fail” a home.
