C&G can review reasonable matching goals, but age, light, wear, product discontinuation, texture, substrate, dye lot, grain, and prior coatings may prevent an exact match. The estimate should state the agreed approach.
The written estimate should identify contractor-provided, owner-provided, allowance, and special-order materials. Owner-provided materials may affect schedule, compatibility, responsibility, and warranty terms.
Permit responsibility must be identified in the written scope. A permit is not assumed unnecessary based only on project size.
Affected work should stop as needed, the condition should be documented, and any additional evaluation and written change should be approved before extra work proceeds.
Occupancy is reviewed with access, protection, work hours, pets, children, utilities, and safety. Not every project is suitable for occupied conditions.
The written scope should identify when appropriately licensed subcontractors are expected. No named subcontractor is represented here without permission and current license verification.
